Courteous, effective, warm and helpful but unobtrusive staff - absolutely perfect. Good location, relatively quiet but accessible. The rooms are excessively small (almost completely filled by the bed), but otherwise entirely pleasant: claustrophobes absolutely should not ever go here, but if you're okay with lack of space it's otherwise an excellent experience.

My husband commented when we stayed here that this hotel had the most comfortable beds of any hotel we'd ever stayed in - we even went so far as to check the mattress tag to see who was the manufacturer. Typical of New York the room was very small (just room to walk around the bed and that's about all) but we didn't see any signs of bedbugs and this was definitely a plus. The breakfast was simple but adequate and the staff were always gracious and helpful. This hotel is also not in the touristy part of town which was a plus for us as well.

The Franklin was perfect for us. Personal service spotless room most comfortable bed ever and great location! I tried to book a room in Time Square but couldnt. This hotel was my second choice but it will ALWAYS be my first choice now. We had the King so it was a bigger room. I requested to see the petitte queen room. It was TINY but the beds comfort make up for the room size. I would be willing to stay in the petitte next time. Besides tiny rooms are part of the NYC experience especially when the room is so comfortable! Oh yea the elevator has an quotold NYquot feel to it and it added to the charm of the hotel. The breakfast was light rolls cereal juice and coffee. Not as big as I expected but good enough to get going in the morning. Wine and cheese in evening was a nice way to relax before getting ready to go out for the night! The doorman made us feel like we were his only guest but I saw him treat all guest this way. The front desk people gave great suggestions for eating out. Even the maids did a fanstatic job Thank you to the wonderful staff. The qualiity of their service can not be understated! The Franklin Hotel and all of NYC made me fall in love with our great country again.

The hotel is an older building with all the challenges of a New York walk up. A small room not designed for the queen size bed in it making it hard to walk in the room, a bathroom that is smaller than a closet with the sink in the room and a small clothing closet that functions best for a short trip with few clothes needing to be hung up. That said, the hotel is charming, the free breakfast and wine tasting a plus, and a staff that is as friendly and as good as any I have ever run into. The features of the room are excellent despite the small, room. The antique style elevator is quick and smooth. The sitting room is comfortable, the lobby is small and the library is a window seat lined with books made acceptable by the free computer. What seals the deal is the location. A subway stop around the corner and a variety of retail and eating surrounding the hotel and in walking distance in every direction. Some of the finest museums, Central Park and the East River are all a short walk away. Overall, a wonderful place to stay for a short trip (or in my case, the NY Marathon).
